The good news is that you can often buy and close from a distance. The key is understanding what “remote closing” can mean in Texas and setting it up early with your lender and title company.
Are Remote Closings Allowed in Texas?
Yes. Texas law allows remote online notarization for eligible documents, and Texas also recognizes electronic signatures for many transactions when the parties agree to conduct business electronically.
One important note: not every real estate file can be fully digital. Whether your closing is completely online or partially online depends on your lender, the title company, and the specific documents in your transaction.
What “Remote Closing” Usually Looks Like
In Northeast Texas, remote closings usually fall into one of these three options:
1) Fully online closing (RON)
This is the most digital option. You sign electronically, and the notary completes notarization through a secure online video session. Identity verification is part of the process.
2) Hybrid closing
Some documents are signed electronically, and some require ink signatures. You can still close from out of town, but you may need to sign part of the package in person with a notary where you live and return it to the title company.
3) Remote ink signing (mail-away)
If the file is not eligible for a fully online closing, the title company can often arrange a remote signing where you sign in ink with a notary local to you, then send the documents back by overnight delivery.
