For buyers comparing the border corridor, the lake is useful geography: it marks where the two states meet, it anchors a recognizable region, and it explains why this part of Oklahoma gets the attention it does.

What it does not mean is that the two states are treated as one. Oklahoma sales follow Oklahoma contracts, disclosures, and closing practices; Texas sales follow Texas rules. We keep them separate, we say plainly which state's rules apply at each step, and we never present Texas guidance as Oklahoma guidance.
