Many properties come with detached metal buildings ranging from 30x40 to 40x60 and larger. Some have insulated and finished shops with concrete floors and 220V electrical. Others have older barns that can be upgraded. We can help you find the right size and condition for your needs.

How much acreage do I need for a shop and a home?

Most buyers looking for a shop and a home start at 5 acres and go up from there. Five acres gives you room for a house, a detached shop, and some buffer between you and the road. At 10 to 20 acres you get space for a larger shop, trailer parking, and room for the kids to ride. We work with everything from small hobby farms to full-scale ranches.

Are there restrictions on building a shop or working on vehicles in Northeast Texas?

In unincorporated county areas, restrictions are minimal. You can build a shop, park a trailer, work on vehicles, and ride off-road vehicles on your own property without city ordinances. Some subdivisions and deed-restricted communities have rules, so we always check before showing you a property. We know which areas allow what.
