Relocating to Northeast Texas

Can Shannon Miles Group help me buy or sell property in both Texas and Oklahoma?

Reviewed September 2026 by Shannon Miles Group

Quick Answer

Yes. Shannon Miles Group serves clients in Northeast Texas and select Southeast Oklahoma communities. Scott Miles is licensed in both Texas and Oklahoma with eXp Realty, so one team can guide you on either side of the Red River, with each transaction following its own state's contracts, title work, and closing practices.

Two States, One Process

Serving buyers and sellers on both sides of the Red River.

Families compare property across the Texas/Oklahoma line all the time. A buyer in North Texas might be looking at acreage near Durant or Hugo, and a family in Northeast Texas might find the price of land more attractive just across the river in Choctaw or Bryan County. The reasons vary, but the pattern is the same: the search crosses the border even though the transaction rules do not.

Because Scott Miles is licensed in both Texas and Oklahoma, we can represent you on either side without you starting over with a new team. Shannon Miles is licensed in Texas, and together we keep the two states' guidance strictly separate. We never present a Texas rule as an Oklahoma rule, and we are upfront about which state's process applies to your deal.

The questions buyers ask are the same in both states: access, water, terrain, boundaries, improvements, and what rural living really involves. The paperwork that answers those questions is where the states part ways, which is exactly why a team that already does this work in the region on both sides is useful. Our Southeast Oklahoma real estate page walks through how the practice works in detail.

Home Base

A Paris storefront and a Northeast Texas home base.

Our office is the storefront at 2322 Lamar Ave. in Paris, Texas, and it still anchors everything we do. Clients stop by to sit down, look at properties on a screen, or just talk through a decision face to face. That is what working with a local team in this part of the country is supposed to feel like.

We do not maintain an office in Oklahoma. When a client is looking across the river, we work from our Paris home base, meet where it makes sense, and rely on Oklahoma-specific professionals, title companies, surveyors, and lenders in the community where the property sits. The relationship, the phone number, and the standards are the same ones our Texas clients already know.

Northeast Texas remains the core of the practice: land, acreage, rural homes, residential, new construction, and commercial work across Lamar, Fannin, Grayson, and the surrounding counties. Oklahoma coverage is an extension of that practice into the communities closest to home, not a statewide operation. We say plainly where we work and where we do not.

Southeast Oklahoma Coverage

Where we work in Oklahoma.

We serve these select Southeast Oklahoma communities, the ones closest to the Red River corridor where our Northeast Texas roots run deepest:

Durant and Bryan County

The first Oklahoma community many North Texas buyers reach, with rural homes, acreage, and land around a real town. See our Durant and Bryan County page.

Atoka and Atoka County

A land and rural market further up the corridor: acreage, rural homes, farm and ranch property, and recreational tracts.

Hugo and Choctaw County

The Southeast Oklahoma market closest to our Northeast Texas footprint, a natural fit for cross-border buyers of acreage, rural homes, and recreational land.

McCurtain County and Idabel

Oklahoma's southeastern corner: rural homes, acreage, land, farms and ranches, and residential property beyond the cabin market.

Broken Bow and Hochatown

Cabins, second homes, and rural lifestyle property with their own dedicated coverage on our Broken Bow and Hochatown agent page.

That is where our Oklahoma service runs deepest, and it is where we stay focused. We do not claim statewide Oklahoma coverage, and we will tell you honestly if a property falls outside the area we serve.

Property Types

The property types we handle in both states.

The work we do on the Texas side is the same work we take across the river. That means raw land and acreage, rural homes, residential property, farm and ranch tracts, recreational property, and cabins or rural lifestyle homes where the market calls for them, like the Broken Bow and Hochatown area.

We are founding members of the eXp Land and Ranch Division, and both of us hold the Graduate, REALTOR Institute (GRI) designation and work as Certified Land and Ranch Specialists and New Construction Specialists. That land and ranch background is the foundation of the Oklahoma practice: our land and ranch service page shows the standards we apply, and the same discipline carries to homes on acreage, which we evaluate house and ground together. Our homes on acreage with shops guide is a good example of how we think about those properties on either side of the river.

Why It Matters

Why cross-border experience and state-specific guidance matter.

Contracts differ between the states. Title and closing practices differ: Oklahoma closings commonly run through title companies, and attorney involvement is generally optional there, a tradition that shows up in Oklahoma's use of the abstract of title as part of the title work. Taxes differ: Oklahoma property tax rates are generally lower on average than Texas effective rates, though it varies by county, and Oklahoma has a state income tax where Texas does not. Transfer tax and recording fee treatment differs too, and can vary by deal.

On the land side, surveys, water and septic rules, mineral considerations, and access questions all follow their own state and county norms. The practical due diligence is similar in spirit, but the paperwork is not the same, and the differences matter most when a mistake is hardest to undo. Buyers should always verify current figures and rules with the specific title company, lender, county, and professionals on their deal, and we will tell you exactly who to ask. Our guide for Texas buyers looking at Oklahoma land and the Texas versus Oklahoma rural property comparison go deeper, and the survey questions to ask on Oklahoma land cover one of the most common sticking points.

The value we add is simple: we already know the property types, we tell you which state's rules apply, and we keep the transaction moving through the right local professionals without guessing.

What this means for you

If your property search genuinely crosses the Red River, you do not have to build two teams from scratch. You can work with one group you already trust, get straight answers about which state's rules apply, and get pointed to the right Oklahoma title company, surveyor, lender, and other professionals when your deal needs them.

If your deal stays on the Texas side, nothing about how we work changes. The storefront at 2322 Lamar Ave. in Paris is still home, and our Northeast Texas service still runs exactly as it always has.

Common Follow-up Questions

Questions buyers and sellers ask us.

Do you represent buyers in Oklahoma?

Yes. We represent buyers in select Southeast Oklahoma communities: Durant and Bryan County, Atoka and Atoka County, Hugo and Choctaw County, McCurtain County, Idabel, and the Broken Bow and Hochatown area. We work under Scott Miles’ Oklahoma license with eXp Realty, and each Oklahoma transaction follows Oklahoma’s own contracts, title, and closing practices.

Is the team licensed to work in Oklahoma?

Scott Miles is licensed in both Texas and Oklahoma with eXp Realty, which is what allows the team to represent clients in Oklahoma. Shannon Miles is licensed in Texas. We do not publish license numbers on this site, and our office remains the storefront at 2322 Lamar Ave. in Paris, Texas.

What areas of Oklahoma do you cover?

We stay focused on Southeast Oklahoma: Durant and Bryan County, Hugo and Choctaw County, Atoka and Atoka County, McCurtain County, Idabel, and the Broken Bow and Hochatown area. Those communities sit closest to our Northeast Texas home base, which is where our Oklahoma service runs deepest.

Do you work with buyers and sellers in Texas too?

Yes. Northeast Texas is our home market. We buy and sell land, acreage, rural homes, residential property, farm and ranch tracts, and commercial property across Northeast Texas from our Paris storefront, and we bring the same standards to the Oklahoma side where Scott is licensed.
