What should I know about buying new construction in Northeast Texas?
Reviewed August 2026 by Shannon Miles Group
New construction gives you modern systems, energy efficiency, and fewer maintenance concerns. But the process is different from buying an existing home. You will work with builders, make design selections, and navigate construction timelines.
Understanding new construction.
Buying new construction is exciting, but it requires a different approach than buying an existing home. Here is what you need to know.
Key differences from buying existing homes
Builder reputation matters
Research the builder thoroughly. Visit completed homes, talk to past buyers, and check online reviews. A good builder stands behind their work and delivers on time.
Warranty coverage
New homes typically come with a structural warranty (10 years), a systems warranty (2 years), and a workmanship warranty (1 year). Understand what is covered and how to file a claim.
Design selections
You will choose finishes like flooring, countertops, cabinets, and fixtures. Production builders offer a limited selection menu. Custom builders offer more choices. Be prepared to make decisions within a specific timeframe.
Construction timeline
A new home typically takes 4 to 8 months to build, depending on the builder, floor plan, and weather. Delays are common due to material shortages, weather, and subcontractor availability.
Inspections
Even though the home is new, you should still have it inspected. A third-party inspection before closing can catch issues the builder may have missed. Many builders also offer pre-drywall walkthroughs.
New construction in our area.
Northeast Texas is seeing significant new construction growth, especially around Paris, Sherman, Celina, and Frisco. Communities like Forestbrook Estates in Paris offer new homes with acreage options, while Celina and Frisco have large production builder communities.

Planning your new construction purchase.
- Bring your own agent. The builder's agent represents the builder, not you. Having your own agent from day one ensures your interests are protected.
- Understand the contract. Builder contracts are different from standard purchase agreements. Have your agent and possibly an attorney review them.
- Plan for upgrades. Base prices often do not include the finishes you want. Budget for upgrades like better flooring, countertops, and fixtures.
- Get a third-party inspection. Even new homes can have issues. A pre-closing inspection by an independent inspector is money well spent.
