When you walk through an older home, you can observe a lot without being an expert. The goal is not to diagnose problems yourself but to know what questions to ask and when to call in a licensed professional. Here is what to look for in the three systems that matter most.

Electrical

Look at the electrical panel. Is it an older fuse box or a modern breaker panel? If there is a panel label, note the amperage (60, 100, or 200 amps are common). Look for wiring visible in the attic or basement. Knob-and-tube wiring (porcelain insulators with cloth-covered wire) was common before the 1940s. Aluminum wiring was used in some homes built between the 1960s and 1970s. Modern Romex (plastic-sheathed copper) is what you expect to see today.

Check whether outlets are two-prong (ungrounded) or three-prong (grounded). Two-prong outlets are common in older homes and may indicate the system has not been fully updated. Ask about any electrical work that has been done and whether permits were obtained.

A licensed electrician can tell you whether the system is safe for your needs and what a full upgrade would involve. This is one of the most common and worthwhile improvements for an older home.

Plumbing

Supply lines in older homes may be galvanized steel (which corrodes from the inside and reduces water pressure over time), copper (durable but can develop pinhole leaks), or polybutylene (a gray or blue plastic pipe used from the 1970s to 1990s that has a history of failures). If you see an exposed pipe in the basement or crawl space, you can identify the material.

Drain lines in older homes are often cast iron, which can last 50 to 100 years but eventually rusts at joints. Modern PVC drains are a sign of updates. Look under sinks for signs of leaks, corrosion, or staining. Turn on fixtures to test flow and drainage.

If there is a water heater, note its age (check the manufacturer date on the label). The typical lifespan is 8 to 12 years. A licensed plumber can scope drain lines and evaluate the full system.

Foundation

In Northeast Texas, many older homes sit on pier-and-beam foundations. This means the home is supported by piers (concrete or brick columns) with a wood beam structure underneath. Crawl space access allows you to look for moisture, rot, pest damage, and whether the insulation is intact. A pier-and-beam foundation can be leveled, but ongoing maintenance is needed to keep moisture away.

Slab foundations on older homes should be checked for cracks in interior walls (especially around doors and windows), floors that slope noticeably, and doors or windows that stick. Exterior drainage that directs water toward the foundation is a common cause of movement.

Ask about any prior foundation repairs and whether they came with a warranty or engineering report. A structural engineer can provide the most thorough evaluation if you have concerns.
