Our home base is Northeast Texas, and that is not changing. From that base we serve clients on both sides of the Red River: buyers and sellers across Northeast Texas and in selected Southeast Oklahoma markets, including Hugo, Choctaw County, Broken Bow, and Hochatown. Real estate does not stop at a state line, and neither do the questions buyers ask. Our Northeast Texas practice already reaches the Red River, the natural boundary between Texas and Oklahoma. The rural-property considerations we guide clients through here, acreage, rural homes, recreational land, homes with land, and the lifestyle decisions that come with each, are the same considerations people weigh just across the river.

Our local authority in Northeast Texas is built on years of work: land and ranch expertise, new construction leadership, and a storefront office in Paris where buyers and sellers sit down with us in person. The husband-and-wife team behind that office delivers the SMiles Experience every day. Scott Miles is licensed in Oklahoma with eXp Realty, and Shannon is a licensed REALTOR whose hands-on real estate experience runs back to 2008 through property ownership and investment. We are founding members of the eXp Land and Ranch division, credentials built for exactly the land and acreage work this region demands.

Oklahoma is a deliberate part of the practice, and it never replaces or diminishes the work we do in Texas. It is the same skills, the same standards, and the same protective service clients already call the SMiles Experience, applied where our clients are.

Southeast Oklahoma


We serve Southeast Oklahoma across the border communities where lives and property searches cross the Texas/Oklahoma line: Hugo, Choctaw County, and the near-border towns around them.

Hugo is the county seat of Choctaw County and the anchor of this near-border market. For buyers and sellers in Northeast Texas it is a short drive north across the Red River, and the property types are ones we know deeply from our Texas work: rural homes, land and acreage, recreational property, hunting property, and homes with land.

Because we work the Northeast Texas counties that touch the river, Southeast Oklahoma is familiar ground. The same families who compare acreage in Lamar, Fannin, or Red River counties often hold the same questions about property just across the state line, and we answer those questions with the same local care.

Further east in McCurtain County, Broken Bow and Hochatown have become a known destination for cabins, second homes, and recreational lifestyle property, drawing buyers from DFW and across North Texas.

Cabins and luxury cabins, second homes, vacation properties, and recreational acreage all come with practical questions: what does the property really require, what does ownership cost year round, and what should a buyer verify before making an offer. That is the work we bring to this market: help buyers evaluate the property itself and ask better questions.

What we will not do is promise outcomes. We do not promise rental income, occupancy, appreciation, or investment returns, because honest counsel shows a buyer the questions, not a guaranteed payday. If a property is right for personal recreation, a weekend getaway, or a place to build family memories, we will help you understand exactly what that life looks like.

One Region, Two States

Connecting Texas and Oklahoma


We think regionally, not by state line. Buyers may live in North Texas and purchase property in Oklahoma. Sellers may own land on either side of the Red River. Families may compare rural lifestyles across both states before choosing where to put down roots, and our Oklahoma pages help people navigate those decisions clearly.

Lake Texoma, the reservoir on the Red River about an hour and a half north of Dallas, sits on the exact line we are talking about, connecting North Texas, DFW, and Oklahoma. We do not claim it as our own, and we are plain about that. If we ever do, we will say so.

Today our Oklahoma work is centered in Southeast Oklahoma: the Hugo and Choctaw County border market, and the Broken Bow and Hochatown cabin country to the east. That is where our knowledge, relationships, and service run deepest, and it is where we stay focused.
