Soil type affects foundation design. Expansive clays can swell and shrink with moisture, which can move foundations over time. Sandy and loamy soils behave differently. Whether a specific soil works for a specific foundation is an engineering question. A geotechnical engineer or soils report provides the answer for your building site.
Septic system suitability
Septic systems depend on soil that can absorb and treat wastewater. Soil permeability, depth to bedrock or groundwater, and slope all matter. - Consider a geotechnical report for building. If you plan a significant building, a geotechnical engineer's report on the specific homesite is the reliable way to understand foundation conditions.
- Look at the neighbors. What grows well on neighboring properties is a useful real-world signal about local soil. Well-kept pastures or gardens nearby are a good sign.
