How is my home's market value determined?
Location, comparable sales, competition, condition, size, updates, and buyer demand all shape market value. No single factor or calculation decides it.
What is a comparative market analysis (CMA)?
A CMA uses recent sales, current listings, and pending activity to estimate a likely market range. It is not an appraisal or a guarantee.
What is the difference between a CMA and an appraisal?
A CMA is a market analysis by a real estate professional. An appraisal is a formal valuation by a licensed or certified appraiser.
How do comparable sales affect my home's value?
Recent sales of genuinely similar properties are the strongest evidence of value. The closest house is not automatically the best comparable.
Does price per square foot tell me what my home is worth?
Not by itself. Two same-sized homes can differ in location, condition, acreage, and features. It is one supporting metric, not a formula.
How much does acreage add to a home's value?
There is no universal per-acre answer. Usability, access, water, fencing, and demand decide what land contributes.
